In collaboration with the developer who has delivered many similar housing projects in Seattle and led the micro housing movement, Steinberg Hart has designed and delivered one of the first micro apartment projects in Los Angeles. The project boasts sweeping views of the Hollywood Hills. With a site area of 8,000 SF, slightly larger than a typical single family parcel in LA and at an average of 375 square feet per unit, the project can house more than 20 times the residents compared to the density of a single family house.
Most of these units are targeted toward moderate-income households earning up to 120 percent of the area median income, with eight of the apartments set aside as deed-restricted affordable housing at the extremely low-income level. Using the City of LA’s Transit Oriented Communities program, the project includes zero parking for the residential units and leverages the rich transit options available, including the Hollywood and Highland Metro Red Line station one block away. Ample common space, including a landscaped roof deck, barbecues, and dedicated bike parking ensures quality of life for residents in the heart of Hollywood.
The project sits at the location of a previously underutilized commercial space, bringing much-needed new housing stock for renters in the “missing middle.” It is the first of five microunit projects in Los Angeles to be completed by Steinberg Hart.
