This new development contains a mix of commercial office space and residential units. The site is bordered by two water canals and a large landscaped berm and these unique edges are reflected in the project’s specific massing profiles. Along the water’s edge, the project’s front, the massing is lowest and least dense and becomes higher and denser along the back, landscaped berm. Spacious public, pedestrian-oriented space is created at the ground level of each building and an open, landscaped square sits in the middle of the four buildings.
The master plan approach, creating an appearance of randomness within a highly structured order, translates to a variety of open spaces and building heights while creating a consistent scale and mass across the entire block.
