Miro, San Jose’s Tallest Building, Tops Out

MIRO to deliver 630 apartments to the heart of downtown San Jose

SAN JOSE, Calif. (July 21, 2020) Bayview Development Group, together with national architecture firm Steinberg Hart and Suffolk Construction, today announced the topping out of San Jose’s tallest building, MIRO, a 630-unit mixed-use residential community comprising two 28-story towers. Located across the street from City Hall, on Santa Clara Street between 4th and 5th Streets, MIRO will offer an elevated standard of living in San Jose.

“Topping out the super structure represents an important milestone in delivering a truly unique mixed-use project that adds much-needed housing supply to the local market,” said Ted McMahon, Chief Investment Officer at Bayview. “With its elegant design and many desirable amenities, MIRO is redefining the city’s skyline and providing individuals who wish to live downtown with greater optionality.”

Slated for completion in spring 2021, this bold, high-profile project features approximately 50,000 square feet of amenities including sky lounges and terraces; a garden deck with a pool and dog run; community and coworking lounges; a movie room; and a fitness center and yoga room, among others. The property will also feature more than 15,000 square feet of retail space and 10,000 square feet of office space. This live/work environment is poised to benefit from strong demand for housing given its proximity to major area employers including San Jose State University and the Adobe and Cisco campuses.

A recent topping out ceremony was attended by McMahon and VanderMaas from BDG, Steinberg Hart Chairman Rob Steinberg, Partner Asheshh Saheba and Project Architect Kazuko Kimura; Suffolk Construction Project Executive Kevin Patmon and Site Supervisor Joe Nelson; and Jeff Brink of DCI Structural Engineers; and local dignitaries including San Jose City Manager David Sykes, Chief Building Official Chu Chang, Development Facilitation Officer Emily Lipoma, Chief Economic Development and Land use Officer Kelly Kline and Senior Council Assistant David Tran of CM Peralez’s office.

Designed by Steinberg Hart, MIRO will introduce a new level of high-rise living to downtown San Jose, featuring a mix of studio, one-, two- and three-bedroom layouts, as well as 16 penthouses. Residents are welcomed home through a street-level lobby experience that anchors the towers to the ground. The residences have been designed to have flexible spaces to create adaptable environments that each occupant is able to curate to their lifestyle.

“We’ve taken great care to make sure MIRO fits seamlessly into its surroundings and acts as a positive catalyst for the neighborhood,” said Saheba. “The synergy between the two towers – connected by a communal podium level – is reinforced through the activation of the buildings’ facades, which blend outdoor private terraces with common amenities and contribute to an active texture for the city.”

Technology is playing a critical role in the construction of MIRO, allowing for close collaboration between Suffolk, Steinberg Hart and DCI Engineers – the project’s structural engineer. In addition to driving efficiencies, minimizing waste and promoting safety, the plan-and-control method Suffolk has employed has helped enhance productivity throughout the construction process.
