Modera San Pedro Square

Modera rises eight stories above an integrated paseo dubbed “The Alley @ San Pedro Square,” connecting the community to various shops, restaurants, and a theater. Located in the heart of Downtown San Jose’s premier district, it includes 201 one- and two-bedroom apartment units above two levels of underground parking and two levels of above-ground parking. 

Sculpting urban life in San Jose, three sides of the building on levels 1 and 2 were designed as the building’s public face — North San Pedro Street, North Almaden Street, and the Paseo. These facades blend into the fabric of downtown and connect people – everything an urban intervention should do. Amenities include lobby spaces, a leasing office, mailroom, a private third-floor terrace with a BBQ and lounge area, a clubhouse with a kitchen, a DIY makerspace room, a dog wash area, bike storage, and ground-floor retail and dining. In addition to the amenities, the site is within walking distance of an abundance of transportation options, including the San Jose Light Rail. Expanding the definition of urban living in San Jose’s urban paseo, the project has successfully bridged people, streets, and experiences for Downtown San Jose.
